You enter your personal situation (marital status, children, income, housing preference) and the finder calculates a cost score for all Swiss municipalities — based on tax burden, rent or purchase prices and health insurance premiums. Municipalities are sorted by total cost.
The finder evaluates nine criteria from official data sources: tax burden (ESTV 2025), health insurance premiums (BAG Priminfo 2026), rent and purchase prices, commute time (NPVM 2023), education (BFS 2023), internationality, population growth, family-friendliness and second home share (ARE 2026). All data is regularly updated.
The score (0–100) measures a municipality's financial attractiveness: it combines tax burden, housing costs (rent or purchase) and health insurance premiums. A score of 100 means optimal cost structure, 0 means maximum burden.
Tax data comes from ESTV assessment statistics for tax year 2025, covering federal, cantonal and municipal taxes. The finder calculates the effective tax burden individually based on marital status, number of children and income level.
Yes — select «Buy» under «Housing Preference». The finder then shows purchase prices per m² instead of rents. The max. price filter refers to the purchase price per m² in this mode.
Commute times come from the NPVM 2023 national transport model (Swiss Federal Office for Spatial Development, ARE) and are pre-computed for all municipalities — they appear instantly, with no waiting. Shown is the average travel time from the best-connected point (traffic zone) of your home municipality to the workplace's centre, for public transport and car. The public-transport value is a daily average and includes the whole door-to-station trip: walk to the stop, waiting, ride, transfers and egress — not just a plain timetable ride time. It is measured from the best-connected point of the municipality — not from the municipal boundary and not from a single fixed station. For municipalities with no public-transport connection in the model, «–» is shown.
In Switzerland, the tax burden varies considerably: while Zug municipalities with around 8–9 % are among the cheapest, Neuchâtel municipalities average over 23 %. For a single person with CHF 150'000 gross income, this means a difference of several thousand francs per year.
Add to this the differences in health insurance premiums: depending on the BAG premium region, monthly premiums for adults vary between CHF 311 (ZG) and CHF 588 (TI/GE) — that's up to CHF 3'324 per year.
The most tax-favourable cantons are Zug, Schwyz and Nidwalden. With the Immoskop Location Finder you can directly compare all Swiss municipalities according to your personal criteria.
Beyond taxes, many other factors matter: how high are rent and purchase prices? What is the educational environment for families? And how high are health insurance premiums? Immoskop bundles all this information — free and without registration.
